Services - We provide or contract and manage the delivery of the following set of
services for the partners as part of the process of buying, evaluating, managing
and selling or refinancing MHPs:
- Managing Partner - We bring together one or more partners and purchase
MHPs; we fulfill our operating, legal and fiduciary responsibilities on behalf of
the partners as outlined in the operating agreement for the LLC
- Find - We work directly with sellers and brokers to find properties that fit our
purchase criteria including size, location, condition, price, etc...
- Financial Due Diligence - We complete an initial and then a detailed
analysis of all financial aspects of the property including expected ROIs for
all partners; we review the seller's financial statements, bank statements, tax
filings and property tax statements to validate our analysis.
- Physical Due Diligence - We complete a detailed survey of all physical
aspects of the property and infrastructure; we review all maintenance
records, talk with vendors, review zoning and planning data about the
property, etc.... We contract specialists to inspect water, septic and electrical
systems and order Phase 1& 2 inspections when appropriate.
- Financing - We engage lenders early in the process to confirm loan
amounts, terms, timing and closing costs; in the current economic
environment, we pursue "creative" and alternative funding sources as well.
- Selling/Refinance - We sell or refinance when appropriate, as defined in
the exit plan and agreed upon by the partners at the time of purchase.
- Property Management - We provide all management services after the
close including accounting, legal, marketing, personnel and implementation
of the improvement plan.
We have a proven set of processes, we apply them methodically and include a
margin of error in our plan to ensure we achieve the expected ROI for all partners.
