Scenarios - The following scenarios illustrate a few of the ways we work with
partners and prospective partners to find, evaluate and buy MHPs:
- Prospective Partner - A recent visitor to our site emailed and wanted to
learn more about us and our business. After confirming their agreement
(husband and wife) with our operating principles and objectives and signing
a mutual non-disclosure agreement (NDA,) we defined the new prospective
partner's purchase criteria. Over the next 30 days, a face to face visit and
several phone calls, we answered all their questions about the operating
and property management agreements and the specifics of completing a
1031 exchange. We are actively looking for MHPs to purchase and to date,
have reviewed preliminary financial due diligence on three properties, none
of which have satisfied the purchase criteria.
- Prospective & Current Partner - We were contacted by a broker about a
property we considered a few years earlier. The property is located in N.
California, 45 spaces, "B" location in terms of proximity to a large metro area
and a good base of employment and it was the best park in the community.
We emailed three existing and three prospective partners and several
expressed interest based on the initial financial due diligence. We placed
the property under contract and accepted deposits from four partners. After
completing physical due diligence, two existing and one prospective partner
choose to move forward and we closed the deal in less than 90 days.
