  • Long Term Investment - We believe MHPs are long-term investments and
    the expected hold times are 5+ years and longer.
  • 100% Transparency - Financial records, maintenance documents, access
    to vendors, training materials and operational procedures are all available
    for review and discussion by any partner at any time.
  • Improvement Plan - We define and fund a plan each property to maximize
    financial performance and reduce risk.
  • Exit Plan - We define an exit plan for each property including a target sale
    or refinance price, hold time, expected ROIs and tax plan for all partners.
  • Knowledge Transfer - The partners are committed to learning the
    business so that they can effectively manage their own MHPs into retirement.
  • Reporting & Communications - The partners receive a complete set of
    financial and operational reports each quarter; all reports are reviewed on
    quarterly scheduled conference calls.
  • Quality of Life - We  invest in our communities to maintain and improve
    overall quality of life and home values for our tenants.
